Project Spotlight: Long-Term Roof Repair Solution

Project Spotlight: Long-Term Roof Repair Solution for Our Valued Customer

Cotterman & Company Inc. recently completed a long-term repair for a customer experiencing persistent issues at a transition between two roof levels.

The upper roof, covered with an EPDM rubber membrane, wraps down onto a lower metal roof, creating complex termination points that had seen multiple temporary fixes over the years. These areas were becoming a recurring problem until now.

Our team delivered a comprehensive retrofit repair that will keep this area of the building dry and protected for years to come. The scope of work included:

  • Setting up the job in accordance with OSHA-approved safety guidelines.
  • Preparing approximately 4.5' x 152' of metal roof for retrofit repair.
  • Installing EPS flute fill insulation in the metal roof panels.
  • Mechanically fastening 1” polyiso insulation over the EPS.
  • Installing 60 mil white TPO membrane using mechanical fastening and induction welding.
  • Removing existing counter-flashing and EPDM flashings.
  • Installing new TPO flashing at walls, edges, curbs, and penetrations, with new wood blocking where needed.
  • Installing new 24-gauge metal drip edge and counter-flashing, per manufacturer specifications.

This detailed repair not only resolves the ongoing issues, it gives our customer peace of mind.
