Sika Roofing & Waterproofing’s Projects of the Year competition recognizes outstanding achievement by our approved applicator network in the area of application excellence. POY is a competitive event every year, with 2025 being no exception.

Contractors nationwide submitted entries for a chance to win one of the coveted spots.

QTS NAL1 DC1 Building 1, located in New Albany, Ohio, stands as a groundbreaking example of high‑performance roofing innovation with Sika. As the first structure in a two‑building masterplan, the facility establishes a new benchmark for data center construction, integrating advanced roofing technology with the demanding requirements of mission‑critical infrastructure. The 240,000‑square‑foot building includes both office space and a three‑zone data center complex, designed to support exceptional uptime, long‑term reliability, and scalable growth within one of the country’s fastest‑expanding technology corridors.

Cotterman & Company Construction was selected to deliver the roofing scope for this highly technical and highly visible project. Working in close collaboration with Whiting‑Turner, QTS, and Sika’s technical team, Cotterman & Company implemented a fully engineered roof system designed to exceed the stringent performance expectations of large‑scale digital infrastructure. Every component of the assembly was Sika‑specified and Sika‑approved to ensure complete compatibility and long‑term system integrity.

From the structural metal deck upward, the system included a 5/8‑inch gypsum coverboard, a torch‑applied vapor barrier, two layers of 2.6‑inch ISO insulation, a wire mesh leak detection system, a 5/8‑inch ultralight coverboard, and a fully adhered 72‑mil white G 410 Sarnafil PVC roofing membrane. Several hundred feet of integral expansion joints and several thousand feet of metal coping were incorporated to accommodate building movement and ensure perimeter durability across the expansive footprint.

The project’s scale, complexity, and mission‑critical nature required precise coordination, custom detailing, and rigorous quality assurance throughout construction. QTS NAL1 DC1 Building 1 ultimately reflects the highest levels of technical excellence and partnership among QTS, Sika, Whiting‑Turner, and Cotterman. With its innovative system design and meticulous execution, the facility sets a new national standard for Sika’s roofing & waterproofing on critical infrastructure.

Last week, after the snow and ice finally cleared here in Dayton, Cotterman & Company Inc. completed a roof evaluation on a large warehouse facility that had recently started experiencing leaks.

As part of the inspection, a date stamp was located on the membrane: DL ’99.

That simple marking told a big story.

The building is protected by a Duro-Last PVC roofing system that was installed in 1999. After 25 years of service, the system has performed well — a testament to proper installation, maintenance, and the long-term durability of PVC roofing systems in commercial applications.

However, even well-performing systems eventually reach the end of their service life. With leaks beginning to show and the roof now at the 25-year mark, the timing makes sense to begin planning for replacement rather than continuing reactive repairs.

Cotterman & Company Inc. has provided reroof options so the customer can evaluate what best fits their long-term goals and budget. A key part of the discussion is warranty coverage. Once a new roofing system is installed, the facility can secure:

Project Spotlight: Emergency Hospital Roof Replacement

After severe storms rolled through the area, our Service Department was called to a local hospital to investigate new roof leaks. Once onsite, our technicians identified storm damage that had compromised the termination bars and caused full delamination of the adhered EPDM roof system from the insulation.

Our team immediately made emergency repairs to stop active leaks and prevent interior damage. Following that, we quickly performed a full roof evaluation alongside the facility’s director to plan a more permanent solution.

During the investigation, it was determined that two large RTU units, each measuring roughly 18’ x 45’, were located in the areas with fully delaminated roofing. The roofs in these areas were only held down by the perimeter termination bar. When the units were running at full speed, the EPDM roofing ballooned from the air pressure, creating unsafe conditions for both the building and anyone on the roof.

Given the urgency and the sensitivity of one unit supplying air to surgery rooms, our team developed a plan to replace the roofing without adhesives, avoiding any fumes that could impact patient care. Within days, Cotterman crews were on-site installing a 60 mil white reflective TPO roofing system using the Rhinobond induction method, providing a safer, more energy-efficient solution that minimized disruption and kept the hospital fully operational.

Cotterman & Company Inc. recently completed a roofing retrofit at a large food manufacturing building in Jackson, Ohio. The project covered nearly 50,000 square feet and was designed to upgrade the existing metal roof with a high-performance single-ply system.

Scope of Work Highlights:

Installed EPS flute fill insulation within the metal roof’s channels.
Installed multiple layers of polyisocyanurate (polyiso) insulation, totaling approximately 4.5 inches, for added energy efficiency and durability.
Applied a 60 mil white PVC membrane, secured using mechanical fasteners and induction welding.
Removed and replaced all edge metals, including fascia, drip edge, counterflashing, gutters, and downspouts while preserving the existing ridge cap.
Installed new PVC flashings at all roof edges, curbs, and penetrations, per manufacturer specifications.
Added PVC walk-pads at all roof access points and HVAC service areas.
Finished the roof with new kynar coated metal edge details in standard colors.
Added a snow retention system along the gutter edge.
Delivered a clean jobsite and a 20 Year Manufacturer’s Warranty with a 55 MPH wind rider.

This retrofit not only improved the roof’s performance and appearance but also extended the life of the building's roofing system providing long-term value and peace of mind for our customer.

Tapered Insulation in Commercial Roofing – Function Meets Efficiency:

One critical component in many commercial and industrial roof systems is tapered insulation. Whether your building is brand new or decades old, understanding when and why to use tapered insulation is key to protecting your investment.

Slope Starts at the Deck
In many commercial and industrial buildings, slope is engineered directly into the roof deck during construction. Decking materials like steel, wood, concrete, and tectum are commonly used, and in many cases, these are designed to provide a slope toward drains or scuppers.

However, not all decks are sloped, and when they’re flat, water has nowhere to go. This is where tapered insulation comes in. It allows us to add slope above the deck, using the insulation itself to guide water toward the roof’s drainage system.

What Is Tapered Insulation?
Tapered insulation is a customized system usually made of polyisocyanurate (polyiso) or expanded polystyrene (EPS) that’s cut and configured to direct water toward drains, gutters, or downspouts. The insulation is designed specifically for the roof layout of the building, and it can be installed in one of two ways:

Mechanically fastened to the roof deck
Adhered using adhesives, which is common when slopes grow in depth and board sizes increase

Custom Slope Options

Tapered insulation systems can be built to slope:

1/8” per foot
1/4” per foot
1/2” per foot

These gradual slopes ensure positive drainage, which helps avoid standing water, premature membrane aging, and structural stress.

As the slope increases, the insulation boards become thicker, which often requires longer fasteners or additional adhesives. That added thickness is also where tapered insulation starts to make a big impact on thermal performance.

Energy Code & R-Value Benefits

Ohio’s energy code requires a minimum R-30 insulation value on low-slope commercial roofs. Tapered insulation systems often exceed this baseline because of their layered build-up boosting energy efficiency and comfort within the facility.

However, that added thickness and customization come at a cost. Tapered systems typically cost more upfront than straight insulation on a sloped deck. But the long-term benefits, improved drainage, higher R-value, and better protection can make it a smart investment.

Maintenance Matters

Like all roofing systems, a tapered insulation system needs to be protected. Routine preventative maintenance can:

Prevent water intrusion
Preserve the insulation’s thermal performance
Keep the roof eligible for a future overlay, avoiding the expense of a full tear-off and replacement
