Single Ply Roofs

  1. Bridging at the parapet walls
  2. Seams opening
  3. Deteriorating flashings (cracking)
  4. Screw heads tenting the membrane

Metal Roofing Systems

  1. Penetrations that have been caulked up in the past
  2. Overlap of the metal panel ends showing the seal between the overlap dried out
  3. Roof leaks that keep occurring around pipes and penetrations
  4. Metal panels rusting out

(Note: Metal roofs can be retrofitted with a membrane at a fraction of the cost of a new metal roof system.)

BUR & Modified Roofs

  1. Expansion splits in the felts
  2. Felsts starting to show the fiberglass and turn a very light coloration
  3. Flashing showing deterioration
