Single Ply Roofs

  4. Screw heads tenting the membrane

Metal Roofing Systems

  1. Penetrations that have been caulked up in the past
  2. Overlap of the metal panel ends showing the seal between the overlap dried out
  3. Roof leaks that keep occurring around pipes and penetrations
  4. Metal panels rusting out

BUR & Modified Roofs

  1. Expansion splits in the felts
  2. Felsts starting to show the fiberglass and turn a very light coloration
  3. Flashing showing deterioration
